Cold floors, musty odors and high humidity often start below the home. An open or poorly insulated crawl space can allow ground moisture, humid outdoor air and cold winter air to affect the framing, mechanical systems and rooms above it.

Signs your crawl space may need attention
- Floors feel unusually cold during winter

These symptoms can have several causes. Roof and plumbing leaks, standing water, failed drainage, structural decay, active pest problems and HVAC defects should be identified before insulation hides the evidence or limits access.
Why vented crawl spaces struggle in northeastern Pennsylvania
Traditional foundation vents do not always keep a crawl space dry. During summer, warm humid outdoor air can enter a cooler crawl space and raise the relative humidity. Moisture can condense on cool ducts, pipes, masonry and framing. During winter, open vents expose the floor system and utilities to cold outdoor air.
Fiberglass batts installed beneath a floor can also lose performance when they are poorly fitted, compressed, damp or pulled down by gravity and pests. Fiberglass does not stop air movement by itself. If the air boundary is incomplete, cold or humid air can continue moving around the insulation.
Two crawl-space insulation approaches
The correct thermal boundary depends on water conditions, foundation type, mechanical equipment, combustion appliances, access, budget and how the crawl space will be managed after installation.
Option 1: Enclose and insulate the crawl space
For many homes, the preferred approach is to control ground moisture, close the exterior vents and move the insulation from the floor above to the crawl-space perimeter. Closed-cell spray foam can insulate and air-seal suitable foundation walls and rim-joist areas. A sealed ground membrane and a humidity-control plan complete the enclosure.
This approach can reduce outdoor-air leakage, improve floor temperatures and place ducts or mechanical equipment inside a more stable environment. It does not correct bulk water, drainage or structural problems, and an enclosed crawl space still needs an approved method of moisture and air management.
Option 2: Insulate beneath the floor
Some homes are better served by keeping the crawl space outside the home’s thermal enclosure and insulating the underside of the floor. Attis commonly uses approximately 3 inches of closed-cell spray foam, about R-21 depending on the specific product, when that scope is appropriate.
This approach can reduce air movement and heat loss through the floor assembly, but the crawl space still needs ground-moisture control. Plumbing and mechanical systems must be considered because less heat will reach the crawl space after the floor is insulated. The required R-value and protective coatings or coverings depend on the project, code path and local building official.
What an Attis crawl-space encapsulation can include
The final scope is based on the inspection and written estimate. A complete project may include:
- Removal of damaged fiberglass and accessible debris when included in the estimate
- Cleaning and antimicrobial treatment when appropriate and specifically included
- A reinforced ground membrane, commonly 10-mil to 20-mil based on use and durability needs
- Overlapped and sealed membrane seams, with the liner sealed at walls, piers and penetrations as the assembly requires
- Closed and sealed exterior vents
- Closed-cell spray foam on suitable foundation walls and accessible rim joists
- Air sealing at accessible plumbing, wiring and other penetrations
- An insulated and gasketed crawl-space access door when included
- A crawl-space dehumidifier recommendation and a plan for continuous condensate drainage
What must be addressed before encapsulation
Encapsulation manages water vapor and air movement. It should not be used to conceal an active water or structural problem. Before work begins, the property may need:
- Correction of roof, plumbing or foundation leaks
- Exterior grading, gutter, downspout, drain or sump improvements for bulk water
- Repair of rotted or structurally damaged framing by the appropriate contractor
- Pest removal and prevention when animals or insects remain active
- Review of combustion appliances, flues, fuel lines and required clearances
- Radon testing or a radon professional when soil-gas exposure is a concern
A ground membrane can be part of a soil-gas control strategy, but encapsulation is not a substitute for radon testing or a properly designed mitigation system.
Why the ground membrane matters (Vapor Barrier)
Bare soil can release a continuous supply of water vapor into a crawl space. A continuous Class I vapor retarder or air-barrier material, installed according to the applicable code and manufacturer instructions, helps limit that moisture source. Seams, edges, piers and penetrations matter as much as nominal membrane thickness.
Attis generally recommends a reinforced 10-mil to 20-mil membrane where added durability is useful. A basic code-compliant membrane may be thinner, while a frequently accessed or used crawl space may benefit from a heavier reinforced product. The written estimate should identify the proposed material and installation details.
Why humidity control still matters
Closing vents and installing a liner do not guarantee that the crawl space will remain dry. Residual moisture, air leakage and seasonal conditions can still raise humidity. A properly sized crawl-space dehumidifier with reliable drainage is often recommended so the space can be monitored and maintained after installation.
